Terms of Service
Last updated: October 20, 2026
These terms cover use of stayownerdirect.com and our services. StayOwnerDirect, a brand of Bluejay Holdings, LLC, a Louisiana limited liability company, ("we", "us"), provides them. Your written client agreement controls if it differs from these terms.
What we are, and what we are not
We provide marketing and setup services for your own direct-booking channel. We are not a booking platform, travel agent, property manager, or real estate broker, and we are not your agent. We don't sign or accept bookings or contracts for you. We never receive, hold, or move guest money. Guests pay you directly through a payment account in your name. We don't give legal or tax advice.
Estimates aren't promises
The fee check gives an estimate based on the numbers you enter and on public Airbnb and Vrbo fee information checked in October 2026, which can change. It compares platform fees only, not taxes. Results are examples, not guarantees of savings or bookings.
How the service works
- A one-time setup fee plus a flat monthly fee. We never take a percentage of your bookings.
- Your booking site, payment account, domain, and guest list are set up in your name and belong to you.
- Nothing is published or sent to your guests without your approval.
- We follow Airbnb and Vrbo rules and do not contact their guests through their platforms to move bookings off them.
Prices and taxes
Our prices are in U.S. dollars and do not include taxes. Any taxes that apply to our fees, such as value-added tax in your country, are extra or are yours to account for. Card processing fees on your bookings are charged by the payment processor directly to you.
Your responsibilities
- Taxes: you are responsible for all taxes on your rentals and bookings, including collecting, reporting, and paying them and issuing any required invoices. We set up tax lines only as your own accountant instructs.
- Permits and registrations: you are responsible for any licenses, permits, and registrations your property needs.
- Platform rules: you are responsible for following the terms of Airbnb, Vrbo, and any other platform you use, including rules on rates, discounts, cancellation policies, and contacting guests.
- Your guests: you confirm each booking and handle your guest terms, cancellations, refunds, deposits, and disputes.
- Your content: you confirm you own, or have rights to, the photos and text you give us.
Billing, cancelling and refunds
Your written client agreement sets your plan's term, how to cancel, and whether any fees are refundable. These terms are to be confirmed and will be stated in that agreement before you pay anything. Your accounts and data stay with you when you leave.
Third-party services
Payment processors, email and social tools, and platforms like Airbnb and Vrbo have their own terms and fees, which you agree to directly. We aren't responsible for their outages or policy changes. Airbnb and Vrbo are trademarks of their owners; we are not affiliated with them.
Limitation of liability
The site is provided as is. To the extent the law allows: (a) our total liability for any claim is limited to the fees you paid us in the three months before the claim; and (b) we are not liable for indirect or consequential losses, lost bookings or profits, taxes, penalties, or actions taken by any platform.
Indemnity
To the extent the law allows, you agree to cover us for claims, losses, and costs (including reasonable legal fees) that arise from your property, your guests, your taxes and permits, content you supply, or your breach of these terms or of any platform's terms.
Law and disputes
These terms are governed by Louisiana law. Where and how disputes are resolved is to be confirmed and will be set out in your client agreement.
